About Us

An independent comparison site for skip tracing services, APIs and software—built for people who need to find property owners, debtors and leads.

What we do

BestSkipTracingService.com researches and compares skip tracing providers for real estate investors, wholesalers, lenders, PropTech developers and collection professionals in the United States and Canada. We publish rankings, head-to-head comparisons, pricing guides and plain-English explainers so you can pick a provider in minutes instead of weeks.

How we rank

Every provider is scored against six weighted criteria:

  1. Data accuracy & right-party contact (25%) — published match rates, presence of confidence scores, phone-type flags and data recency; third-party user reports.
  2. Pricing transparency (20%) — per-record cost, minimums, commitments, whether unmatched records are billed, and cost per working contact.
  3. API & automation (20%) — REST access, batch processing, webhooks, documentation quality, MCP/AI-assistant support.
  4. Compliance tooling (15%) — DNC/litigator scrubbing, TCPA-ready output, consent and audit features.
  5. Data depth (10%) — LLC resolution, relatives, emails, mailing addresses and property context.
  6. Speed & support (10%) — turnaround, uptime, onboarding and the ability to test before buying.

Scores are reviewed at least quarterly and whenever a provider changes pricing. We state clearly when a figure is vendor-published rather than independently measured.

Affiliate relationships

We earn commissions from some providers, including HomeSage.ai, when readers sign up through our links. Commissions never change a score, and we list non-partner providers (BatchData, REISkip, PropStream, Skip Genie and others) with the same level of detail. Read the affiliate disclosure and editorial policy.
